Rental period: 6 months to 5 years – we are particularly pleased to welcome tenants who are looking to settle here long-term. Spread over 172 m² of living space, you will find a bright and airy home with a healthy and cozy atmosphere – ideal for those who truly want to feel at home and settle in. The heart of the property is the open-plan ground floor with a large built-in kitchen and living area. A masonry stove with a viewing window and a heated sleeping area, as well as underfloor heating, provide a comfortable warmth. A dream for garden lovers.
The spacious garden, with its fruit trees and wooden terrace, is available for you to design and enjoy – we are happy to provide equipment for lawn care and winter maintenance (or an external service provider can be arranged at an additional cost). The vast majority of the garden is completely and exclusively for your use; only a small area in front of the separate apartment is shared with the occupant of that apartment. Background
As we will be living abroad for an extended period, we are temporarily renting out our beloved home and would be delighted to welcome tenants who will treat it as their own during this time. We will be moving back in upon our return.
Separate Apartment & Cellar
The cellar is accessible through the shared entrance area. It houses the heating system, pellet storage, water pipes, and the dehumidification and desalination system, which we need to maintain regularly. Your living space has its own, separately lockable entrance door and remains completely private. We also typically use the separate apartment, which has its own entrance area, for at least 3-4 months of the year (usually in the summer), and sometimes for longer periods.
Utilities
The solar power system and pellet heating system keep the energy costs for a house of this size relatively low.

For rental periods of more than 3 years (up to a maximum of 5 years), we can also offer an unfurnished rental option if desired.
Location
Hiking trails run directly past the house, and you can reach the Chiemsee lakeside beach in just 10 minutes by bike. It's particularly attractive for commuters: the train station is only 50 meters away – you can comfortably reach Munich Central Station or Salzburg in just about an hour, without having to change trains. This allows you to perfectly combine life in nature with work in the city.
