26969 Butjadingen (Ruhwarden) – NiedersachsenThe earliest building records date clearly before 1849, but there are no further detailed documents available regarding this period. In 1898, the "Ruhwarden" citizens' association was founded in the restaurant located in the "Ruhwarder Hof." Originally, there were two connected establishments – one for patrons and another for servants. Over the years, the appearance of the building has changed completely to reflect contemporary styles. It is constructed using solid masonry and features cladding made of red brick. There has been no restaurant operating in the building for 15 years, and the apartments are permanently rented out. The inscription "Ruhwarder Hof" above the entrance has been preserved as a historical reminder and a small monument. According to the energy performance certificate, which is valid until October 17, 2027, a major renovation took place in 1987. Further comprehensive renovations, including the replacement of utility lines, occurred in 2012 and 2017. Almost all of the old wooden windows were completely replaced with new plastic windows in the years following the creation of the energy performance certificate, which is why the old values are not listed in the data sheet describing the entrance. The property, including this building, is connected to the public sewage system, which is a significant advantage compared to similar properties. During the construction work carried out in 2017, the existing adjacent rooms were also renovated and completely refurbished. In addition to the 3-room apartment newly built in 2017, there is also a 2-room apartment of 72 square meters, which has also been extensively renovated. A 1-room apartment with a bathroom/toilet is also located on the ground floor. Furthermore, on the upper floor, there is a 6-room apartment (see floor plan). In this apartment, the window fronts facing the street and the rear (with a view of the dike) have been fitted with new plastic windows. These apartments are currently permanently rented out. It would also be possible to rent them out as holiday apartments again, but this would require a new application. In addition, there are several rooms of varying sizes that could also be prepared for use as another apartment. In the garden, there is also a metal shed.
