82057 Icking (Attenhausen) – BayernEvery house has its own story and sometimes a truly unique and exceptional character. When we discovered this plot of land in 2005, in Upper Bavaria, in the desirable southern area of Munich, we were captivated by the idyllic location of Attenhausen, a district of Icking. The natural beauty is truly revealed when you drive from Icking, across the plateau above the district of Walchstatt, to Attenhausen, stopping at the so-called Walchstätter Höhe. From here, the view is breathtaking, encompassing the Wendelstein, the Karwendel and Wetterstein mountain ranges with the Zugspitze, all the way to the Ammergebirge, and over the beautiful Isar valley. The landscape changes dramatically with each season, offering a constantly new, colorful, and incredibly diverse spectacle. We, in Attenhausen, can reach this viewpoint, which is worth a detour for people from Munich, in just a few steps. After seeing everything else in the surrounding area, our decision was quickly made, and we have never regretted it. We wanted to build our house here as a family with four children, and we made that dream a reality. So, after a swift construction process, we moved in during January 2006 and were overjoyed to finally have our own home. In 2007, our fifth child was born here, in what would soon become affectionately known as the "Attenhaus." What we didn't know at the time, but quickly came to appreciate, was the exceptionally sheltered location of the house, which allowed us to even have lunch on the terrace in January and February, on sunny days, wearing just a t-shirt and using a hairdryer. This also makes for particularly energy-efficient heating, as on such days, the heating can be turned off as early as 11 am in the winter. In contrast, throughout the summer, the house maintains a pleasantly cool indoor climate thanks to its construction with high-insulation air chamber bricks. We are a musical family, well-known in the region, who gained attention through popular concerts in Bavaria. Here, in our retreat, our children's talents could develop optimally. The Attenhaus was always filled with music, not least due to the unforgettable house concerts with renowned artists, including our own children, two of whom are now professional musicians. For Attenhausen, a special short "Attenhausen song" was even created, which we would sing loudly, in two parts, in Bavarian dialect, and in a canon, every time we passed the town sign, or when we returned after a longer vacation. There are countless inside jokes and stories that arose within our family during that time, stories that would fill entire books. We are keenly aware that it was a privilege, not a given, to have lived in such an indescribably beautiful place, in the most beautiful Attenhausen house with the most wonderful garden, and that our hope became reality. We were able to spend an incredibly happy time together as a family for 20 years, under the best possible conditions. It was certainly one of the most important and best decisions of our lives. That time shaped us as a family. It's no coincidence that children, when raised under such optimal conditions and when those conditions are consciously fostered, can develop into happy and creative individuals.

Location
The location was perfect for us: close to the S7 train line, the A95 highway, and the nearby towns of Wolfratshausen and Starnberg, as well as schools, kindergartens, healthcare facilities, and shops. Recently, a farm shop has even opened in Attenhausen. However, despite being close to everything, it was far enough away to offer peace, nature, and a rural lifestyle, which was invaluable to us. For us, the Dorfen kindergarten, a small, family-run establishment with a beautiful garden overlooking Wolfratshausen, was the favorite. We were impressed by the programs offered, which included sports activities, the beginnings of professional climbing, interaction with the surrounding nature, musical opportunities, and excellent preparation for starting school. From Attenhausen, it was a short walk or a very short bike ride to our kindergarten. However, it is so popular that families even from Irschenhausen (a district northwest of Icking) enroll their children there. Since we both worked alternately in Munich, it was important to us that our primary residence – our family life – be located in this place that we considered our most beautiful retreat, where the conditions were best for the happiness and development of our children, and for us as parents. Here, one could immediately switch to a stress-free and relaxed mode, rest, and recharge. This was even more convenient after the pandemic, as working from home became increasingly common. Nevertheless, all our children chose to attend a well-regarded and diverse Munich secondary school, which involved a longer commute, rather than the more convenient short distance to Icking, where there are two secondary schools and another in Kloster Schäftlarn. The short bike ride to the S-Bahn (suburban train) and the associated physical activity before and after a day largely spent in a sedentary position, was beneficial for everyone. As an alternative in bad weather, it was always possible to use the convenient option of driving for 5 minutes by car, which was particularly cost-effective if you could charge the electric car at the existing charging station, and there was also a bus connection (line 973). As a result, our children, especially as they grew into teenagers, were closely connected to city life in Munich, while also greatly appreciating the opportunity to retreat to their beloved family home in Attenhausen, with its beautiful garden and the high recreational value it offered outside of Munich. They have repeatedly confirmed this to us, particularly as young adults who are now pursuing their own paths. The Höhenrainer access road to the A95, which is only 2 minutes away, is a great advantage for trips to the mountains or the city. Ideally, Attenhausen is optimally shielded from the highway by a wooded ridge. The significant time savings offered by the proximity to the highway exit should not be underestimated, especially when traveling to Starnberg (in 12 minutes) or Munich (in 20 minutes, with up to 30 minutes to the city center), whether for work or to take advantage of the diverse cultural offerings of the metropolis. All in all, it's an ideal location that perfectly combines proximity to nature with excellent logistical connections.

Balancing work, family, and leisure is crucial for a fulfilling life. Being located at the logistical center of these important aspects of life is of immense value. For us, as an active family, the leisure opportunities located nearby were particularly important and were highly valued and frequently utilized. The fact that we live in one of the most popular regions of Upper Bavaria, where other people spend their vacations, was evident in the frequent visits from friends. We loved going to Lake Starnberg as often as possible during the summer, as it's only a few minutes away. Similarly, we enjoyed excursions to the nearby mountains, where the first hiking trails can be reached in as little as 25 minutes, as well as the first ski areas in winter. The well-maintained cross-country ski trails are very popular, with access practically at your doorstep, and they extend from Walchstatt through Attenhausen to the Bergkramerhof golf course. Our family life was shaped by these surroundings for over 20 unforgettable years. Eventually, the children grew up, moved out, and started their own lives. Now, as the remaining parents of grown children who have moved away, we have decided to downsize and would like to make room for a new family. We hope that this family will experience all the positive aspects that have shaped us, that the children of this family will have the opportunity to grow up in this promising environment, and that the parents, just like us, can enjoy the benefits of this wonderful, more relaxed lifestyle. We are specifically talking about families with children, as that was our usual family structure. Of course, this beautiful house and inviting garden are also suitable for couples without children, future parents, or those who enjoy living with pets.
